SiteLine gives homeowners, developers, and general contractors seasoned project management oversight — without the overhead of a full-time hire. Schedule control, budget discipline, vendor accountability. We run the project so you don't have to.
Every engagement is structured around what your project actually needs — not a bloated scope you'll pay for regardless.
We represent your interests in every contractor conversation. You get a seasoned PM who speaks the language, catches the gaps, and holds the project accountable — without being on your payroll full-time.
We audit contractor schedules and cost projections before you sign off. Identify float, flag padding, and surface the line items that tend to balloon. Your GC knows what they're being held to.
Subs, suppliers, and specialty trades — we coordinate the stack. Scope gaps, scheduling conflicts, and material lead times get resolved before they become your problem. One throat to choke, and it isn't yours.
Remote doesn't mean hands-off. We review site photos and reports weekly, flag risks before they become RFIs, and escalate when work doesn't match the drawings. Early eyes save expensive corrections.
Before you hand money to a contractor, we review their bid. We've seen every trick in the playbook — allowances that always run over, exclusions buried in paragraph 11, unit prices that escalate on change orders. We tell you what the number should be and where to push back.
Estimating Services give you expert cost analysis — without signing up for full project oversight. Perfect for the pre-bid phase, early budgeting, or when you just need a second opinion on a number.
Detailed line-item estimates for your project — materials, labor, overhead — so you know what you're actually working with before you negotiate.
Complete quantity surveys of all materials needed. Know exactly what goes into the job — no surprises mid-build when the lumber bill shows up.
GC bids reviewed against scope, line items, and market rates. We tell you whether the number is fair, where there's padding, and where to push back.
Early-stage budget modeling before detailed drawings are done. Get a realistic range for planning and lender conversations — not just a guess.
No public pricing — every project is scoped differently. Let's talk about what you need.

A SiteLine Estimator is a detailed cost analysis of your construction project — broken down by material, labor, and overhead line items. It's built from your floor plans, specifications, and scope documents, and gives you the same precision you'd expect from a general contractor's bid, without requiring you to engage one.
You upload your floor plans and spec documents through our portal. We analyze them using professional measurement tools and cost databases, then deliver a line-item estimate with markups, waste factors, and crew pricing. The entire process happens digitally — there's no need for an on-site visit. We communicate via email and a shared project folder.
We work with PDF floor plans and spec documents. If you have DWG files or older CAD formats, contact us — we can often work with those as well. For spec documents, we accept PDF exports from programs like SpecLink, MasterSpec, or your architect's office. The more complete your documents, the more accurate your estimate.
Most estimates are delivered within 3–5 business days of receiving complete documents. If you have a tight deadline, let us know upfront and we'll try to accommodate. Rush turnaround is available for an additional fee depending on current queue depth.
Initial consultations are free. We'll review your project documents, ask questions about scope and timeline, and give you a straight answer on whether our estimating services are the right fit. If you move forward, project pricing is scoped individually — it depends on floor plan complexity, file format quality, and the level of detail you need.
Every project is different. These tiers give you a solid reference point for where your investment lands — exact scope is confirmed during consultation.
Full oversight without the on-site footprint
Remote oversight with milestone check-ins
Maximum oversight, maximum accountability
These are the most common additions that push a remote-station engagement beyond the base scope:
Site visits are not included in standard engagements — they're available as an exception when a specific need warrants it. All visit-related costs (travel, accommodation, time) are covered by the client. Contact us to discuss whether a site visit makes sense for your project.
Standard deliverables follow a weekly cadence. 24–48 hour expedited review of bids, contracts, or submittals carries an additional fee — worth it when a deadline is tight and accuracy matters.
One budget audit is included at project kickoff. Additional deep-dive cost reviews (mid-construction, at change order, or at closeout) are add-on scope — recommended for projects where the GC's cost tracking has been a concern.
Background checks, license verification, and insurance review for subs you're considering hiring directly — beyond the standard vendor management scope already in the base package.
If a project enters dispute territory — rejected draws, scope disputes, performance issues — additional support for documentation, communication, and resolution strategy is billed at an hourly rate, scoped per engagement.
If you need oversight during the design or pre-construction phase before the build formally starts, this extends SiteLine's involvement back to the planning stage — estimate review, constructability review, value engineering input.
$250K remodels and $8M ground-ups carry very different oversight requirements. Larger projects demand more coordination, more vendors, more meetings, more documents.
Tight schedules with aggressive milestones require faster turnaround on deliverables and more frequent check-ins — more involvement = higher engagement level.
Standard engagements are fully remote. On-site visits are available as an exception — if your project warrants visits, all travel costs are covered by the client and scoped separately.
Single-GC builds are straightforward to oversee. Projects with multiple GCs, design-build components, or owner-managed subs require more coordination overhead — and more time on your behalf.
Standard engagements have defined response windows. If you need same-day responses and real-time availability, that moves you up the engagement level within your tier.
Every project is scoped to what it actually needs. No padding, no guesswork — just a clear proposal after a 30-minute conversation.

SiteLine Consulting was founded on a simple observation: most construction projects fail not because of the trades — they fail because nobody is watching the whole board. Schedules drift. Budgets balloon. Owners get change orders they don't understand on work that should have been in the original scope.
Titan Fowles has managed residential and commercial projects across both sectors for over a decade. The work isn't glamorous — it's reading the contract, reviewing the schedule, flagging the thing nobody mentioned, and making sure the owner knows what they're actually getting before they write the check.
SiteLine serves clients across US residential and commercial markets — and works with international clients where the engagement makes sense. Engagements are scoped to each project's actual needs, with a preference for long-term advisory relationships over one-off engagements. Expert oversight without the overhead of a full-time hire. Disciplined, direct, and on your side.
First call is free. We'll review what you're building, where it stands, and what oversight would actually move the needle. No pitch, no upsell — just an honest read on your project.
Pricing is tailored to each project's scope, complexity, and timeline. After the free call, we'll put together a custom proposal that fits the work — not a rate card.
Most construction problems aren't surprises — they're visible two weeks before they hit. SiteLine keeps eyes on your project so you know what's coming before it costs you.
